Our office is located at 141 Mitchell Street, Larrakeyah and is open Monday to Friday 8:30am - 5pm and every Saturday from 8:30am til 12:30pm.

Tenants phoning after hours are able to leave a voice message which will be attended to the following business day.

It is important for tenants to have an understanding of the classification of maintenance items and the time permitted under the Tenancy Act for these to be repaired.

If your property requires general maintenance please click on the PDF file above labelled "Maintenance Request Form". Complete this form and either email to sales@ofndarwin.com.au, fax to 8942 8944 or bring into our office as soon as possible so our Property Managers can attend to this quickly.


Vacating?

You will need to give your Property Manager written notice if you are intending on breaking your lease or vacating at the end of it.

Your Property Manager will contact you within 24 hours to discuss this. If you do not hear from anyone in this time, please contact the office on 8942 8942 to make sure it has been received.


Emergency Maintenance

An emergency repair is something that must be repaired immediately otherwise property damage or personal injury may result or undue inconvenience will occur.

Emergency repairs are defined under section 63 of the Tenancy Act as being:

• A burst water service
• A blocked or broken lavatory system
• A serious roof leak
• A gas leak
• A dangerous electrical fault
• Serious storm, flooding or fire damage
• A failure or breakdown of the gas, electricity or water supply
• A failure or breakdown of any essential service for hot water, cooking, heating or laundering
• Any fault or damage that causes the premises to be unsafe or not secure

Upon notification of the item in writing, the landlord has 5 business days after receipt of the notification to make arrangements for the repairs to be made and notify the tenant accordingly.  The repairs are to be made within 14 days of the date of notice.
